Glass Block Shower Enclosure - 5 Ideas For a potential complete scheme

You've probably heard the adage, "Beauty is only skin deep - it's what's on the inside that matters." For construction projects this saying should definitely be taken to heart. Many habitancy have paid out big bucks for work that looked exquisite when the undertaker of a package deal left but did not stand up to the test of time because of shortcuts taken in the construction process. In designing a glass block shower enclosure it's the inexpressive ability in the materials and workmanship which eliminate an high-priced re-do. This record will recognize beneficial tips to "get 'er done" (as Larry the Cable Guy might say) right the first time.

Quality tips for your shower project

Prefabricated

Idea 1 - It begins with the shower base - Since glass blocks cannot be cut it's foremost to choose the type and size shower pan or base while you're in the design process. The advantages and disadvantages of the three basic types are explained below:

Acrylic bases - The advantages are they have no seems, are easy to clean and are simple and quick to install. Some disadvantages of acrylic bases is that they are available in diminutive sizes (there is currently a 60" x 32" and 60" x 34" models for tub to shower conversions & a 72" x 51" for a larger walk in shower in white and biscuit colors), cannot be customized, and it is sometimes difficult to fit the base into rooms that are getting remodeled.

Custom mud set pan bases - The most base recipe used in more stylish custom showers is the custom mud set pan base. This base is created on site and it's advantage is it can be customized to size and then tile, granite or marble installed over it. The disadvantage is the process is messy, time consuming, and if it's not done right will be more prone to leaks and water damage down the road.

100% Waterproof Extruded Polystyrene Foam Bases - Extruded polystyrene bases can be customized and are 100% waterproof because this material (like a styra-foam coffee cup) does not suck up water. Other advantages contain shorter premise times, a neater installation, and improved ability because the pan is pre-slopped in the factory. The disadvantage is the preliminary purchase price is higher.

Idea 2 - Use ability Materials on the Adjoining walls - The construction underneath the walls adjoining to the block should not be overlooked. Most projects today use water unyielding materials like green board or masonry boards. Although these materials will work if the materials installed over them are done correctly (meaning the complete tile, granite, acrylic walls that are fastened onto the adjoining shower walls), sometimes grouted joints fail foremost to water and mold problems. Consider using a Wedi construction panel to eliminate hereafter problems. This backer material is waterproof because it uses a core foam interior (closed cell system) and a polymer and cement based outside which makes it ready for tile right after it's installed. In addition the panels are light and not messy to cut.

Idea 3 - Reinforce and anchor the glass block shower wall - When construction your shower wall don't skimp on what's inside the wall to ensure it's got the rigidity and retain needed for long term performance. The two most popular reinforcement and anchoring systems are whether (a) vinyl stack horizontal and vertical spacers or (b) galvanized wire reinforcing and panel anchors. The vinyl stack spacers are non-porous and ordinarily easier to use for those who are less customary with glass block shower enclosure installations. In most cases it is recommended to anchor your wall every 24" in height to the adjoining walls.

Idea 4 - Use prefabricated glass block wall sections - Laying blocks unit by unit at the site is time animated and requires a higher skill level. A way to make the project easier and heighten ability is to purchase prefabricated wall sections. These panels can be designed in sizes and configurations that make them simple to setup (with the vinyl stack spacer theory mentioned above you can nothing else but stack one glass section on top of another). With vinyl stack after all the panels are set and anchored, the wall can be grouted with the same material you're using in the adjoining walls for color consistency.

Idea 5 - Get considerable Help - Let's face it - you don't go to your family doctor if you need heart surgery. Success will ordinarily begin with finding the right contractors and suppliers to help you through the process. If you're not a do-it-yourselfer try to seek out contractors that have successfully performed glass block shower and walk in shower installations. If you'd like to tackle this project on your own you will find the pre-made wall sections and vinyl stack systems to heighten the complete ability and make your life easier.

Now that you're equipped with these 5 ideas you're ready to get started with your glass block shower stall project.

Glass Block Shower Enclosure - 5 Ideas For a potential complete scheme

Build a Shower Stall That Doesn't Leak

Many separate approaches have been used to try to build a shower stall that doesn't leak. Shower pans of lead and copper were used for any years. Mixing metal, cement and water often lead to failure, maybe at twenty years, maybe sooner. Then some installers used hot mopped asphalt over concrete with varying success. Some installers still use each of those methods.

Today there are any methods to build a shower pan that promises a leak proof shower for a long time. The promise looks good and time will tell how these assorted methods work.

Prefabricated

Tile Ready Shower Pans

Three associates along with Tile Redi, Schluter and Wedi build systems that use polyurethane or foam and waterproof membranes to build bases upon which tile is then set. The only mortar used is as a base for the shower pan included as part of the system.

These systems all eliminate some of the skill required for construction a masonry shower but at a cost. The cost of these systems is higher than a accepted shower, but the shower goes together faster which is a obvious benefit in some situations.

Fiberglass Pans

Consider a fiberglass or acrylic shower stall. You don't get the look and feel of a ceramic shower, but the cost is less. The economy shower stalls wear fairly fast and don't have as long a life as a tile shower, in case, granted the tile shower doesn't start leaking.

Conventional Masonry Showers

Most ceramic showers are still built using masonry construction. A masonry shower pan is built in this manner. A solid base or subfloor is required. A shower drain is rough set in place. The shower pan has two sets of drain holes, a lower set and an upper set. Then a layer of mortar is put down sloped to the bottom drain holes. Pea gravel or broken tiles are settled over the drain holes to keep them open. Then a extra vinyl sheet is settled over the mortar layer and glued to the drain base.

The vinyl membrane is the key to the shower base. You must comprehend that the tile and grout covering you see on a shower floor are not waterproof. Water seeps straight through the shower floor and migrates down to the membrane and then down the sloped membrane to the bottom drain holes.

Above the vinyl membrane, an additional one layer of mortar is poured to serve as the base for the ceramic tile. After that base cures, the tile is set and grouted on top even with the drain. The construction of the curb is critical too. Nearby the curb and in the corners of the floor are places where the membrane can crack and leak. Then the walls and ceiling are built.

Some of the contemporary systems available today will continue to change the way showers are constructed. Most make shower construction simpler. It still seems that for the immediate hereafter some form of the accepted shower will still be the standard. When considered built using contemporary materials, a accepted masonry shower will work perfectly for many years.

One other option that makes this a particularly prudent explication is to build it yourself using a prefabricated metal stable kit.

This type of kit is designed to be unquestionably assembled by the purchaser. Appropriate hardware is used so that the metal stable can be installed using tasteless tools. Doing the assembly work personally saves the money that might be spent to hire a pro builder. Since they are ready in a wide range of styles and sizes prefabricated metal garages are unquestionably customized.

Prefabricated

To aid in the building process each prefabricated metal stable kit comes with a building hand-operated that is easy to understand. Before beginning the materials should be checked against the list in the hand-operated to be sure that all pieces were shipped. This would be all things from the larger frame and panel pieces to the smaller Appropriate sized bolts and polyethylene washers used in all the connections.

Building the metal stable would follow a process similar to these guidelines:

1. The major components of the stable are the build arches, raise arches, and end wall panels. To make building quick and easy these pieces are pre-cut and pre-drilled and have weather stripping and heavy-duty curved angles. A local hardware store should have any tools needed for assembly if you do not own them.

2. A foundation must be laid before the building is installed. To ensure a stable building a solid, durable foundation should be chosen. The land to be used should be level and firm. An easy to setup foundation is concrete that can be poured as a floating concrete perimeter footing.

3. The build arches and raise arches are put up first to form the side walls and roof. To avoid leakages the joints must be tight and the arches firmly attached to the foundation. Raising the arches may wish assistance and for taller garages scaffolding may be needed.

4. The metal stable is fulfilled, with the end wall panels. To help in spoton installation the panels are pre-cut and numbered. Their organize allows them to unquestionably be bolted onto the base connector and end arch panel. The end walls can have door and window openings installed that are steel-framed. Any type of door can be used to conclude the project.

Prefabricated Homes - The Good, The Bad And The Downright Ugly

Now, would not it be great if the prefab business could build extremely beautiful and beautiful seeing homes in a week - homes that would satisfy every private whim and taste and still be very, very cheap and affordable to everybody ?

That would of procedure be great ! But the problem has always been satisfying every private taste and yet manufacture prefabricated homes well affordable to the vast majority of the people. You see, if prefab homes have to be made affordable, then at least a few designs would have to be mass produced. And if just a few designs were to be mass produced, then a majority of the homes will start seeing and feeling the same. And habitancy always want their homes to be great seeing than their neighbours' homes. Which essentially means that mass producing homes may not work. So prefabricated homes cannot always be made cheaper than homes built the quarterly way.

Prefabricated

But still, the prefab business offers a ray of hope for today's environmentally conscious people. They do have their strengths. But like many other promising things in life, not all things about them may be hunky-dory either. Here is a brief list of the tradeoffs ...

The Good - Why A Pre-Fabricated Home

Prefabricated homes are fast to build, and they are not as damaging to the environment as construction a home the quarterly way could be. They offer the possible to sell out wastage and offer the benefits of mass production - lower prices, faster and easier to build, and a range of designs to select from.

Fewer defects, much faster construction, lesser skill requirements, reduced vigor consumption and wastage are possible the chief benefits of prefabricated homes. But that is not all - in colder climates, faster construction is requisite because the construction duration is relatively shorter. And prefab homes sell out the number of disruption the neighbours will have to put up with.

If you have deep pockets and relatively expensive tastes and are very environmentally conscious, the a prefabricated home may be just what may be good for you.

The Bad - Just How Much Does It Cost ?

No prefabricated home builder may be able to give you a quote without seeing the site where the home will be built. And the final cost may depend on many factors and so it may be practically impossible to get a good idea of what the home is going to cost before the builder has had a occasion to get to see the site and talk with you about your tastes and requirements.

Though prefab homes are said to be ready at all budgets, it does help if money is not a constraint as some of the best designs - especially the very high end high tech designs - do cost quite some money to build. The low cost designs may not be very arresting to everyone.

The truly lovely prefabricated designs are still designed mainly for the high wage families and affordable prefabricated home designs that request for retrial to a large percentage of the habitancy may not yet be exactly colse to the corner.

And The Downright Ugly - What Are The Disadvantages ?

Many of the supposed advantages of prefabricated homes are still hotly contested and may still need to be proven definitively. Some habitancy opine that prefabricated homes well may cost more than customary homes. And prefabricated homes are man-made at factories that have fixed overheads - labour, plant and machinery and more - and this makes it difficult for the prefabricated business to acknowledge to changing market conditions.

To create homes at very low costs, the prefabricated business will have to mass furnish homes in very large quantities. But for that to happen, the prefab business will need to have very large capacities. Unless this happens, the costs of prefabricated homes may not drop very appreciably.

And contrary to what may appear to be the case, prefabricated homes may well need a lot more skilled labour to well assemble facility made parts. Otherwise, all the benefits of prefabricated homes may not be ready to the occupants of the homes.

Also, there seems to be scanty evidence that prefabricated homes well sell out wastage. In case there is a problem with a create that already has come to be very popular, then lots of homes will have to be repaired because they would all have been mass produced. This could well growth the number of wastage in create and transport.

Then there is the interrogate of value - will most habitancy be willing to pay as much for prefabricated homes as they would for a customary home built using methods they have come to be so familiar comfortable with ?

That said, the prefabricated business is still in its infancy and offers any advantages together with the possible to sell out the harmful impact on the environment - something that could come to be a very leading concern in the near future. But arriving at designs that are both affordable and arresting to the majority of the habitancy and environmentally amiable may still be a long way to go.

Prefabricated building Materials

Prefabricated building materials are used for buildings that are artificial off site and shipped later to assemble at the final location. Some of the commonly used prefabricated building materials are aluminum, steel, wood, fiberglass and concrete.

Prefabricated metal buildings use galvanized steel and galvalume as the chief materials for building. Galvalume is a form of steel coated with aluminum-zinc. This is to protect the building against corrosion, rust and fire. It also provides a sturdy and protective exterior to the prefabricated building. Approximately all the components of a metal building such as beams, frames, columns, walls and roofs, are made of steel. Most prefabricated military buildings use steel or aluminum frames. Artificial materials are used for the walls and roofs. To furnish enhanced security, a blend of both metal and cloth materials are used. Plastic flooring materials can be fast assembled and are very durable.

Prefabricated

Prefabricated building materials used for small prefabricated buildings are steel, wood, fiberglass, plastic or aluminum materials. These materials are economy than quarterly brick and concrete buildings. Materials like steel, fiberglass, wood and aluminum are used as prefabricated building materials for sports buildings. These materials furnish flexibility and are favorite for making structures and accessories like stands and seats for stadium and gyms.

For making low cost houses, prefabricated materials like straw bale, Ferro cement, Calcium silicate products, composites and other cheap wood based materials are currently being used. Calcium silicate bricks are strong and durable. Ferro cement consists of a cement matrix reinforced with a mesh of closely-spaced iron rods or wires. In this type of construction, the techniques used are uncomplicated and quick.

Using prefabricated materials one can make durable, water and fire unyielding and cheap prefabricated buildings. Most of the prefabricated building materials are eco-friendly and affordable.

How to Enclose a stable

Anyone who has an open garage has probably determined conclusion it in at some point. The open nature of these warehouse areas means that everything you store there is on display, and if it gets too windy, you`ll probably end up with debris or rain to clean out of the space. Enclosing the space will allow you to keep your vehicle, as well as any other items, clean and safe.

Getting Started

Prefabricated

The first thing to determine is what the space will be used for. Are you going to continue to use it to park your car or do you want to convert it into an office or guest room? For the latter, you don`t need to consider garage door options, you`ll be able to stick to a quarterly door. However, if you plan to move your car in and out, a garage door is a must.

Take a good look at your garage first. Does it need a foundation? How many walls will you be building?

Laying a foundation is commonly as simply as digging a hole the same size as your garage (without compromising any uprights) and laying first a layer of gravel, then putting down a vapor wall to preclude moisture from destroying the foundation later on. Finally, you`ll need to frame in the area and pour concrete. The easiest way to do this for such a large space is to hire a concrete mixer to come in and pour. Doing it by the wheelbarrow load is not effective.

Framing the Carport

You will need to put in a wooden framework made from 2x4s. These should form solid frames with vertical studs every 16-24 inches, but you'll need to check what the local building code requires because you may need more vertical studs. Be sure to frame nearby any windows or doors that you need. It`s a good idea to purchase your door or windows before you start framing so that you can portion determined for fitting.

Once your frame is up, you will need to enclose the whole garage using plywood or another material of your choosing. If you are going to use the space as living quarters, this is when you would add insulation and have an electrician add any outlets that you might need.

Finishing Your New Room

Finally, setup any windows and doors that you`ve planned in the building. Now you will need to put up drywall. This is a fairly simple task, but commonly requires more than one set of hands to hold and derive each sheet of drywall in place. Once the drywall is secure, you are then ready to plaster and paint your interior.

For the outside of your garage you can put up vinyl siding or any other finishing touch that you might like, together with shingles or even just painting the wooden finish, though this isn`t likely to last long. Some kind of wall against the elements is best.

Now that your garage is enclosed, you can hide anyone you like in it. anyone you select to store there, even if it is still just your vehicle, will be far good protected.

How to Enclose a stable

Advantages of Prefabricated garage Kits

One of the advantages of using a prefabricated carport kit is it is generally easier to get zoning approval and building permits from your local building department. All new building in most areas of North America requires building permits and carport plans that meet clear building codes and requirements.

But if you're dealing with a prefab carport kit then commonly these carport plans have been pre-approved for many jurisdictions in North America. This should be one issue that you study completely before purchasing your carport kit from one of the popular manufacturers.

Prefabricated

Even though many of these kits will have pre-approved plans, you will still need to go through the process of applying for a permit from your local building authority. This should be a much easier process though, and the approval process will be almost automatic if they see plans from a respectable vendor.

Another advantage is the speed with which a prefabricated carport and can be constructed. Since the plans have been used a number of times by different people, they have been well belief out and proven in practical applications. You will almost always have less problems and errors with the drawings and the building materials. As such, your new carport will go up much quicker, since the contractor or yourself will not have to turn plans and dimensions midstream.

Garage plans that have been created by professionals for these prefabricated garages are also generally very good looking. It's not as easy as it looks to develop a year to carport that is good looking by yourself. Clubs that sell prefabricated carport kits can afford to hire a pro architect to develop their building plans which they then sell many times over.

Because the same version of the plans and the kits are sold to many habitancy you advantage with a much lower cost for a very good design.Don't be fooled by the good looks of a prefabricated garage. They are made to last and there are a number of very good manufacturers of prefab carport kits that build superior products. The great manufacturers provide brand-name hardware and fasteners, and you can generally upgrade your box to include even great materials.

When using a prefabricated carport kit it will be delivered to your door by the manufacturer. You won't have to worry about renting or borrowing a friends pickup truck to go and get all of the materials. In fact, you don't even need to make a trip to Home Depot and learn about the sizes and quantity of material that you will need to source.

As soon as you've prime your prefab carport develop and paid the manufacturer they ship the box to you and there's nothing else to worry about. On the other hand, if you go to Home Depot and try to do it yourself you'll spend hours and hours figuring out all of material and production sure that you have included everything you'll need to build your new garage.

The Use of Formwork in construction

Concrete formwork is the use of hold structures and moulds to originate structures out of concrete which is poured into the moulds.

There are many different types of formwork used in construction, usually differing according to what the construction requirements and challenges are. Formwork is used by creating moulds out of wood, steel, aluminium or prefabricated forms into which the concrete is poured. This is then allowed to dehydrate and set after which it is stripped, or in the case of stay-in-place formwork it is left as part of the structure.

Prefabricated

Formwork allows contractors to cast and originate the main parts of a construction which are required to be strong and hold the structure such as floors and walls, as well as smaller parts of a construction such as stairs relatively quickly.

Types of Formwork
There are many different types of concrete formwork used in construction. Primary timber formwork uses timber and plywood to form the moulds for pouring. This recipe is cheaper than other methods, yet not as effective because wood is not as strong as metal or steel. However, on complex sections of structure which need great attention to detail, timber formwork is still widely used.

Engineered formwork systems use prefabricated moulds made from a metal frame, usually either steel or aluminum. Engineered formwork is much cheaper and quicker to use than Primary formwork. The frames are very strong and rarely need replacing, reducing costs. Due to the formwork systems being engineered, their construction is faster and requires less manpower, again recovery money. Easy structures can be built with re-usable plastic formwork systems (a type of engineered formwork), which consist of strong, lightweight, interlocking systems.

Stay-in-place formwork is used commonly for the supporting parts of a structure. This type of formwork consists of insulating concrete forms which are filled with reinforced concrete and once set, are left in place.

About Concrete
In construction formwork, concrete is used to pour into the formwork systems to originate structures or parts thereof. Concrete is made of cement mixed with other substances such as limestone, granite, gavel and sand and mixed with water to form a mixture. After water has been added, the aggregate undergoes hydration which is the reaction in the middle of the cement and water that leads to the hard substance of concrete which is then used for construction.

When concrete is mixed, the success and potential of the concrete in structures is known as workability. Concrete can be made to different qualities depending on the whole of water, the type of water, the shape of the mould, how long the cement has been hydrating for and whole and type of cement contained in the mixture. The potential of the cement is reduced if too much water is included, causing the cement to detach from the other substances which make up the concrete mixture.

Concrete can crack, which was problematic for constructions throughout history as they ran the risk of collapse. Today reinforced concrete is used which is a much stronger substance and rarely cracks. When concrete is reinforced, it is filled with metal rods and reinforcing bars with other materials such as glass and plastic fibre.

Concrete formwork is widely used in present day construction. With the many different types of formwork available, any construction scheme is more as a matter of fact achievable because different methods can be used to achieve the desired result. When reinforced, concrete is a virtually indestructible material, exquisite for major construction work, as well as small, detailed and complex structures.

Jug Fishing for Cats

Of all of the numerous tried and true methods for hauling in a big catfish, jug fishing, or "juggin'" is one of the most favorite among seasoned catfishermen. Jug fishing's uncomplicated advent and high return, combined with the low cost of the materials needed to make a jug fishing rig, make it favorite among a great many anglers everywhere, both for sport, and for industrial fisheries, too. Jug fishing's main advantage is that it can be carried on, unattended, leaving the fisherman free to set more jug lines, or tend the ones that are taking fish. Also, free-floating jugs can cover a great deal of water area. As a result, jug fishing is regularly highly productive, and a great way for families or groups to engage in catfishing, especially if kids or beginners are involved.

Jug fishing is best practiced in mild-current rivers, and pond or lake conditions, as too fast of a current will take the jugs away quickly, production their retrieval difficult.

Modular Homes Michigan

The basic strategy of jug fishing is uncomplicated - set up a series of jug fishing rigs, float them out over a wide area of water, maybe with distinct baits, slung at distinct depths, and see what comes calling. Then, after you get a bite, if you're literally keen, you can bring in the non-producing jug rigs, and re-set them with the prosperous bait and depth combination, which will then keep you very busy hauling in fish.

Building a jug fishing rig is simple. To make one, you will need some sort of distinguished float (the jug), a distance of heavy trot line, a join of hooks, a weight, and your favourite bait.

First, a word on jugs. As the name implies, the primary floats used in this technique were, and often still are, empty jugs of some description. Pop bottles, bleach bottles, or any empty, sealed box will do. Plastic containers are best, due to lower weight and greater durability than glass.

Commercially man-made products are also available for jug fishing, many of which are smaller, lighter and easier to conduct than the accepted standbys. Admittedly, 20 bleach bottles in your boat takes up a lot of space. It should be noted, too, that many jurisdictions have regulations on the types of fish than can be jugfished for, the form of the rig, and the color of the jug - usually, white is the rule. Check your local regs, though, before setting out on a jug fishing expedition, or any fishing trip, to make inescapable you are fishing legally.

To build the rig, you will need to make a join of decisions about the distance of the jug line. Ideally, you want the jug line to float freely, but the deepest end of the rig should be close to the bottom, maybe two to three feet above it. If you don't know how long to run your lines, try production a few of distinct lengths, and setting them out over your fishing area - some will get more attentiveness than others. Having decided on the distance of the lines to run, cut your jug lines accordingly. Fasten one end of a line to the neck of the jug, or to the fastening point, on a industrial product. On the other end, tie a inexpensive weight, adequate to keep the line down, but not so much that it overly tensions the line, or over-weights the jug.

Now, tie two hooks on each jug line, one, about a foot or two above the weight, and one, maybe six feet above the weight - Palomar knots work well for this. This principles puts two hooks in the water, lays twice the bait out, and sets baits at differing depths, to cover as many bases as possible. Further, if the line floats into shallower water, while the sinker and one bait may end up out of commission, the higher hook will regularly still be in a position to get a bite.

Can You Turn a Steel construction Into a Residential Home?

One would look at a stainless steel building and not believe that it could be turned into a residential home. There are many components that stainless steel buildings lack that homes must have, so the work involved may be rather extensive. However, stainless steel buildings tend to be less high-priced than the mean home and may even still cost less if converted into a residential home.

But can it be done?

Prefabricated Homes Texas

Yes it can. Believe it or not, a group of architects in 2006 literally turned steel shipping packaging into homes. Because of this innovative accomplishment, they proved that such a feat is possible and have opened the doors to more steel structures being converted into residential homes. It first started with the soldiery using steel warehouse packaging as offices, showers, and bunkers.

It is true that these structures are lacking many of the components required for a home such as wood, but many of these buildings literally have teak floors and are insulated. The lack of components hasn't hindered designers from turning steel buildings into residential designs since 1982. However, it isn't something we see often, but the point is that it is literally being done. It is literally growing in popularity and there are architecture firms all over the world cashing in on the benefits. They call these "Quick Houses" and they can be two-stories at 2000 quadrate feet with large glass windows and skylights. Such a buildings is built by using 5 warehouse buildings, which provides the owner with 3 bedrooms and 2 bathrooms. The price range can be in any place between ,000 and 0,000 depending on how much space the owner needs. This literally comes out to be colse to 0 or less per quadrate foot.

The price is literally the same if not less than an actual home built from scratch. The steel building is an existing buildings that can be built upon by adding insulation if needed, carpet the floors, adding drywall to the walls and literally creating rooms out of multiple buildings being sealed together. Bathrooms can be installed as well as heating and cooling systems. The possibilities seem to be endless, so the imagination can go a long way when turning a steel building into a home.

However, it is the building codes that tend to get in the way. Although steel buildings are stronger than other building means, there are hurdles that must be taken care of before building can begin. There are some communities that do allow steel building building and then again there are communities that do not. That plainly comes down to the fact that new things tend to be standard slower than the old. The truth is, though, that the fact that steel buildings can be converted into residential homes will eventually catch on and the commerce will be booming.

Just think, the next time a home is built next door, it could be a steel building being converted into a residential home. Doing so provides strength and safety that other building means cannot do. Sure, it is a rather odd idea, but think about how steel can stand up to the elements. Those investing in a steel building to be converted into a residential home are more likely to have their home standing after a natural disaster than those who do not have steel homes.

Estoppel Certificates

Estoppel, to the non-initiated, sounds more like the latest toy in the Pentagon's vast array of hidden weaponry and armaments, something that belongs more to Area 51 than the real estate world, or possibly the latest scandal to permeate Capitol Hill. "Cia's Probe Leak: The New Martin Lochheed F-22 Supersonic Estoppel!", one might envision reading one day in the front page of Usa Today. But readers of my Articles know great ...

In Real Estate, an "Estoppel Certificate" is a document signed by the Seller, under oath, confirming the representations made by the seller in the covenant of buy and Sale. The reasons for the Buyer to request an Estoppel Certificate are twofold. First, to confirm the Seller's representations as stated above and, secondly, to bar and prevent the seller from later on asserting a fact, that is inconsistent with the terms of the Contract.

"Subject to the Buyer by ( insert date ) reviewing and approving the Residential Tenancy Agreement(s) presently in succeed and face the asset herein bought and sold. seller warrants that the term(s) of the tenancy is/are for a duration of ( insert distance of tenancy ), the monthly rent(s) is/are ( insert estimate ) and that the last rental growth was on ( insert date )".

What happens if, by the time all the subjects are removed (and the asset is virtually sold) and the time the investor completes the transaction, the tenant is run over by a bus and dies? In some instances the market value of the subject asset may be altered, as in the case of an investor purchasing a professional building. This is where an Estoppel Certificate fits in.

The second clause might read:

"Subject to the Buyer, after all the other subjects herein are removed but in no event before two weeks (or any other time) prior to completion and no later than one week (or any other time) prior to completion, receiving, perusing and approving an Estoppel Certificate ratified by seller face the existence and confirming the validity at law of the subject matter and terms of the tenancies herein. Failure by the seller to furnish such Estoppel Certificate in the aforesaid time-frame will render this covenant null and void, and all deposit monies until then paid by Buyer will be refunded to Buyer forthwith with interest accrued thereon, if any there be".

The suspect for Estoppel Certificates to exist in Real Estate is to be found in the equitable religious doctrine Of The Promissory Estoppel. Under this doctrine, one party is barred and prevented from withdrawing a promise made to someone else party, if the latter has relied on that promise and acted upon it. All the more so, since contracts in real estate are made 'under seal' (deeds) and, as such, the rule of evidence arising from the special status of a deed is that the parties are foreseen, to take greater care to verify the contents of the deal and their validity at law, before consummating it.

The American Law produce goes one step further by discerning between equitable and promissory estoppel in its Restatements of Contracts as follows:

"Equitable estoppel is inevitable from promissory estoppel. Promissory estoppel involves a clear and specific promise, while equitable estoppel involves only representations and inducements. The representations at issue in promissory estoppel go to hereafter intent, while equitable estoppel involves statement of past or gift fact. It is also said that equitable estoppel lies in tort, while promissory estoppel lies in contract. The major incompatibility between equitable estoppel and promissory estoppel is that the previous is ready only as a defense, while promissory estoppel can be used as the basis of a cause of performance for damages. The American Law Institute's website can be found at http://www.ali.org.

All the foregoing plainly goes to prove, once again, that the discipline of real estate wheeling and dealing is littered with rubbish all the way - until such time as a covenant is entered into and ratified by the parties, at which time Real Estate suddenly becomes all too deadly serious.

Silestone vs. Granite Countertops - The Real Story

So you want to upgrade your kitchen or bathroom with a new countertop, but you're not sure what your options are. Chances are you've heard of granite and marble. But what about Silestone...isn't it great than granite?

Well, it depends on what you think is better. However, Silestone and other makers of engineered quartz stone countertops, such as Zodiaq and Cambria would have you believe their product is a considerable upgrade from granite.

Engineered stone countertops are a manufactured product that mixes quartz found in granite with a resin to make a face with properties almost selfsame to granite. Silestone and all the other fellowships make essentially the same product, which is widely regarded as an perfect countertop surface.

However, these fellowships try to make mountains out of molehills in an attempt to sell their product and compete against granite which is and has bee the most popular and proven face type.

Myth #1: Sealing granite is a horrible, dirty chore.

This issue has been blown way out of proportion with marketing. It's always listed as a benefit and one would get the impression that granite is defective and must be sealed with over and over to protect it.

True, you don't have to apply a granite sealer to an engineered stone counter top. And hey, that's great, but applying a granite sealer is precisely a very straightforward and infrequent "wipe on, wipe off" procedure. It is not a major chore and for all practical purposes it isn't a determining factor when comparing Silestone vs. Granite.

Also, it doesn't take a closet full of special chemicals to protect your granite and keep its luster as Cambria and other engineered stone counter top manufacturers suggest on their websites. Hey, to their reputation they are just trying to effectively market their product.

A petite inexpressive about most granite . . .

You could do nothing but wipe it with a parasite for years and it would still look gorgeous. Minor, easy maintenance performed periodically will, however, give you peace of mind and bring out the best in your granite and natural stone. And the same can be said about quartz. Care and cleaning is equally easy for either surface.

Myth #2: Again with the sealing.

You may also read that you must seal granite to articulate it's shiny polish. Not true. Sealing is for stain resistance. Both natural and synthetic stone counter tops are polished by grist and buffing the face into a smooth shine.

Myth #3: Granite harbors bacteria.

Silestone also tries to claim their product resists bacteria while granite "harbors" bacteria. This is totally false. Studies prove that both granite and quartz are among the safest and cleanest surfaces on the market today, but one isn't excellent to the other.

So Which Countertop Is Best?

Well, once you take off the hype and you understand that manufactured quartz countertops and granite accomplish equally well and that the care and cleaning of each face is essentially the same, the decision between granite and Silestone, Cambria, Zodiaq or other quartz counter tops normally comes down to color, pattern and perceived value for most buyers.

Color and Value

Granite enjoys a greater "prestige" due to it's natural uniqueness and is therefore, of greater value in the minds of most homeowners and buyers. New granites come on the market all the time from distinct countries providing hundreds and possibly thousands of distinct colors and patterns to select from.

Silestone and other engineered stone manufacturers offer 20-50 color choices all of which have basically the same repetitive pebbled appearance. The benefit here is that you never have a problem matching a pattern or color at a seam, which sometimes is a problem with granite. Of course, you may end up with the exact same countertop as your neighbor, which won't happen with granite as each slab is unique.

So, either you select engineered stone or granite you will get an perfect countertop surface. Just don't listen to all the marketing hype and pick your product based on what color and pattern you like best.
